Good day: With the current foreclosure crisis, you may be hearing the term "loss mitigation" a lot these days. But what is it? Before answering this question, if you are in danger of losing your home to foreclosure the thing you do not want to do is act as if it is not happening. Now, to answer the question about what is loss mitigation. Loss mitigation describes the various techniques that can be used to possibly save your home from foreclosure. Do you remember that document you signed at closing called a mortgage or deed of trust? Well, that is where the details of what will happen if you run into trouble paying your mortgage resides. So, I'd advise you to pull out the old paper and begin reading. Now, don't stop here. Get on the telephone and contact your lender. Be sure to ask for the collections or loss mitigation department. Believe me folks. the bank really doesn't want your home. They want the money you owe them. Once you have a live person on the phone, begin the discussion by asking what are your options for saving your home. Now let's be realistic here. If you can no longer make the payments due to the four D's: divorce, death, debt or delusion, you may want to consider other alternatives versus loss mitigation. Also, if you've been downsized, right-sized or just can't afford the payments anymore (perhaps due to high gas prices) again, you may want to consider alternative options such as selling, leasing with option to buy to another qualified person, renting etc. (This is a whole nother topic that will be discussed in another blog soon). The types of loss mitigation techniques include: repayment plan, special forbearance (FHA loans), loan modification, VA loan modification/refunding and partial claim. For some reason if you don't feel comfortable speaking with your lender about your situation, here is where I'd advise you to contact a professional in loss mitigation techniques. You may begin with your mortgage or real estate professional. Be sure to ask them if they have experience in dealing with loss mitigation. If they say no, perhaps they can refer you to someone. The thing you shouldn't do is nothing. Also, know there will be fees involved with hiring someone to assist you with this process. Find out what the cost will be up front for their assistance. Lastly, don't accept advice from those who are not experienced. If you didn't know what loss mitigation was I hope this has enlightened you somewhat. If you're in danger of losing your home...take the next step. Make the call.

Whoa! Talk about summer coming in with a bang. The temperatures in North Carolina are poised to hit between 95-100 for seven days straight....shattering all kinds of records. Wake County traditional schools end on Tuesday, June 10th and you can be sure most of the kids will be hitting the pool that afternoon. At least I know mine will. With these temperatures you can be sure the HVAC industry will see a spike in service calls. Here are some tips from Progress Energy to keep your AC humming during this time of extreme heat. | General Cooling Tips | | Of course, the best way to reduce your air conditioning bills is to reduce heat in your home, especially during summer months. The tips below can help reduce the workload on your air conditioning solution: - Set the temperature a little higher. Most people can be comfortable with a setting of 78-80 degrees Fahrenheit, plus you'll save 7 percent to 10 percent of your cooling costs for each degree above 78.
- When you leave home, turn off the air conditioning or set the thermostat up a few degrees.
- Be sure your filters are clean. They should be checked monthly. (Remember to check filters that may be in a unit located in the attic.) Coils of an outdoor unit should be free of debris and not blocked by plants, shrubs, etc. Be sure the return air grill inside your house is not blocked by furniture or other items. (If you have more than one return, check them all.) A return needs a free flow of air for the air conditioning to operate most efficiently.
- Keep doors and windows closed when air conditioning is on. Turn off kitchen or bathroom exhaust fans when your air conditioning is operating.
- Caulk and weather-strip leaky windows and doors.
- Use a ceiling fan or portable fan to supplement your air conditioning. A fan can make you feel three to four degrees cooler (and only costs a half-cent per hour to operate) so you can set your thermostat a few degrees higher and save on cooling costs. Use in occupied rooms since fans cool people, not rooms. As a safety precaution, turn off ceiling fans when you leave your home.
- For central air conditioning systems, keep the fan switch on your thermostat in the "auto" position when cooling. This gives you better cooling and humidity control. Having the fan switch "on" continuously could cost $25 extra a month on your electric bill.
- Use shades or drapes to block the hot sun from heating up your home. Use awnings, trees and shrubs to shade your home.
- Use your microwave or countertop appliances for cooking instead of the oven or stove.
- If you suspect your air conditioning system is not cooling properly, have it checked promptly. A unit that is having operational problems can cause extremely high bills.
- If your air conditioning equipment is older and less efficient, compensate by being extra careful about temperature settings, hours of operation and filter condition.
- Make sure your home is properly insulated. In existing homes, wall insulation may be too expensive to install, so concentrate on attic and floor insulation.
